A home above 9,000 feet asks different questions than one on the Front Range, and most of the owners we work with in Breckenridge don’t live here full time. That combination is where coverage usually goes wrong.

Is the house empty more than it’s lived in?

A lot of homes in Warriors Mark, the Highlands and along Peak 7 sit empty for weeks between visits. Standard policies often have vacancy language that limits coverage after a set stretch unoccupied, and a frozen pipe during one of those stretches is one of the costliest claims we see up here. Many owners do better with a second home policy written for how the house is actually used.

What about snow?

Heavy snowpack puts real weight on a roof, and ice dams push water where it shouldn’t go. Rebuilding is expensive too, since crews and materials have to come up the pass. We make sure the dwelling limit reflects a mountain rebuild, not a Denver one.

And if you rent it out?

Nightly rentals change everything. A standard homeowners policy usually reduces or voids coverage during a guest stay, so owners in French Creek, Blue River or near Main Street who list their place need proper guest rental coverage in place first.

How we help

Our Colorado team looks at the house, how often you’re there and whether you rent it, then shops carriers that write mountain homes well. We review it with you each season and help if a claim comes up. There’s no extra cost for working with us.
