Above a Million, the Market Gets Choosy

Texas homeowners carriers write comfortably at typical suburban values and turn noticeably more selective once a home crosses into custom-construction territory. Replacement cost on a genuinely custom build runs well past what tax-assessed value implies, so a policy priced off a generic square-footage figure understates the rebuild by a wide margin. Guaranteed or extended replacement cost, in place of a hard-capped dwelling limit, moves from nice-to-have to close to necessary at this tier.
